Down payment help in Scottsdale

The Arizona IDA's HOME+PLUS program is the state's workhorse down payment assistance program, and it is available in every county, city and ZIP code in Arizona. It pairs a 30-year fixed-rate first mortgage — conventional, FHA, VA or USDA — with down payment assistance delivered as a second lien that carries no monthly payment and is forgiven over a short term if you stay in the home. The assistance can go toward the down payment, closing costs or both. A statewide income limit applies, homebuyer education is part of the deal, and you do not have to be a first-time buyer.

  • Assistance is a percentage of the first mortgage, no monthly payment
  • Stacks with conventional, FHA, VA and USDA first mortgages
  • One statewide income limit; not limited to first-time buyers
  • Maricopa County's Home in Five Advantage is a separate local option

townhome in South Scottsdale, HOA is $340. is that going to kill our approval?
It counts in the payment, so it moves the number a little — but it also usually covers things you'd pay for anyway. Send me the listing and I'll run it with the dues in. 🏡

Buying in Scottsdale, specifically

01

Jumbo starts sooner than you think

Scottsdale prices push a lot of purchases past the conforming loan limit, which means a jumbo loan — and jumbo underwriting cares more about reserves, credit depth and documentation than a conventional file does. Chad maps out both paths early so the pre-approval letter you write with is the one the underwriter will honor.

02

Condos, townhomes and short-term-rental rules

Old Town and South Scottsdale condos are the realistic first-home price point, but the association has to qualify — reserves, owner-occupancy, insurance and, increasingly, how many units are short-term rentals. Chad checks the project before you fall in love with the unit.

03

Assistance still applies here

HOME+PLUS has one statewide income limit and no purchase-price cap of its own, and Home in Five Advantage covers all of Maricopa County — so assistance is not off the table just because the address says Scottsdale. Chad runs the numbers either way.

How it works from Phoenix

Text, phone, video, secure document upload, and a closing at a title company near you. Your real estate agent and Chad talk directly at every milestone — offer-day numbers in minutes and a call to every listing agent included.

Timing varies by file and depends on receiving complete documentation. Turnaround figures are typical, not guaranteed. This is not an offer to enter into an agreement; not all customers will qualify. Rates, programs and terms are subject to change. All loans subject to credit and property approval.

Scottsdale first-time buyer questions

What programs help first-time home buyers in Scottsdale?

Scottsdale buyers can use conventional loans with 3% down, FHA with 3.5% down, VA with $0 down for eligible buyers, jumbo loans above the conforming limit, the Arizona IDA's HOME+PLUS program, and Maricopa County's Home in Five Advantage program. Only one assistance program can be used per purchase.

Do I need a jumbo loan to buy in Scottsdale?

Only if the loan amount exceeds the conforming loan limit for Maricopa County, which changes annually. Many Scottsdale condos, townhomes and older single-family homes fit inside conforming limits; Chad tells you which side of the line a given house falls on.

Can I get down payment assistance in Scottsdale?

Yes, if you meet the program income limits. HOME+PLUS is available statewide and Home in Five Advantage covers all of Maricopa County, including Scottsdale. Chad checks eligibility as part of pre-approval.

Is Chad Stallings licensed to lend in Scottsdale?

Yes. Chad Stallings is licensed in Arizona (NMLS #221569), which covers Scottsdale and every other city in the state, and works from Fairway Home Mortgage's Phoenix branch.
